Thank you for your interest in 74 Norwich Ave, located in Lebanon CT. We have available a back building, and an open-space foundation.  Adjacent is a storage vault and garage space.  In addition, there is land.  All are available for lease. We are open to modifying the space to suit you (“build to suit”), with the stipulation that features we would add would need to make the property more useful in general.  We are very much open to negotiation.  Additional features you would need that are more specific to your business  and so more difficult for us to supply would be encumbent on you to provide. Presently the buildings are not available for immediate occupation.  Our target is Septem- ber 1, 2017 to have the minimum  use-and-occupancy approved by the municipality for general moving in.  If we do “build-to-suit” for you, that may mean the target move-in date will have to change. Please note that the front building is presently occupied and is not available for lease.   The current occupant does have the right to sublease that particular space.  If you have the interest we can make the occupant’s contact information available to you. 74 Norwich Avenue is centrally located; it is 30 minutes from Hartford (CT Route 2 at I-84); 45 minutes from Bradley International Airport; 10 minutes from Norwich; and, 30 minutes from Waterford (1-395 at I-95).   It has easy access to the freeway, easy off and on CT Route 2 at Exit 22.  Lebanon remains a rural and agriculturally based community.  It is just east of Colchester, a vibrant and diverse community.

Features

The back building is approximately 2900 square feet.  It is 40 feet wide, by 70 feet long, with an alcove containing a bathroom.   The space is generally 8 feet high; it is 16 feet at its highest. Presently the roofing system requires wooden pillars.   There is a valuted ceiling area of approximately 20 feet by 40 feet.  As part of our build-to-suit we would be willing to expand that area, removing some of the pillars. There is one bathroom, consisting of a sink and a toilet. A 200-amp electic service is provided. The parking lot holds up to 50 cars.  Of course, it is an area to be shared with the current occupant of the front building.   The property is on 7 acres, approximately 4 acres are usable.  (Three acres are wetlands area, roughly bounded by a rock wall.  Your business will need to be compatible with a wetlands area.)

Utilities

Water is supplied by a common well that supplies the property.  There is no water connection from the municipality. Electric supply is Bozrah Electric.  You will have your own connection to them and be responsible for paying them directly. There is no gas connection from the municipality.  We recommend propane supplied by tank from Uncas Gas.  You will be responsible for paying for your own supply. You will need your own dumpster for your trash collection.

Address and Signage

The mailing address for you is 74A Norwich Avenue. If you want a business sign, you will have purchase your own.  You are welcome to use the current sign holder, for placing your sign under the current business sign there. You will have the option to post your sign in a separate sign holder.  You would have the option to build that sign holder, at your expense, locating it approximately where the “For Lease” sign we have posted is located. Note that Lebanon ordinance will have to be followed.  It is our understanding that no illuminated signs are allowed, and that the height cannot be taller than what is presently there for the current business.  Our company cannot be responsible for changes to Lebanon ordinances; it is incumbent on you to check with the town what will be allowed. 

Important Notes on What is Available

The front building is presently occupied as a retail establishment / fitness and nutritional center.  That building is not available for lease.  The occupant does have an option for future use of the back acreage as a running trail for clients.  The occupant is presently building a small obastacle course towards the front, adjacent to the wetlands wall.
